According to the results of our research, 92% of people believe that land is the most profitable real estate investment. More than 80% of investors who have previously purchased land say they would invest in land again. When compared with financial instruments or commodity investments over the long term, land consistently proves to be the most profitable investment. Based on all of these findings, land is the most profitable investment in history. I have never seen anyone lose money by investing in land in the right location.
The Most Profitable Investment in History
According to research commissioned by Nef, 92% of respondents believe that land is the most profitable form of real estate investment, while more than 80% of existing landowners say they would invest in land again. Based on these findings, Erden Timur, Chairman of Nef, describes land as “the most profitable investment in history.”
Nef Expands Its Land Investment Portfolio
Nef continues to grow its land investment business through Nef Arsa, the company’s latest real estate innovation. Sales have already been completed for projects in Kazdağları, Eskişehir, and Ilgaz, while developments in Sakarya, Çanakkale, Balıkesir, and Hirfanlı remain available.
The company also announced plans to launch at least four additional land projects during the year across the Marmara and Aegean regions, as well as in Ankara.
Erden Timur commented:
“Through Nef Arsa, we plan to invest TRY 3.4 billion this year alone. We have also introduced bank-financed purchasing options. Prices start from TRY 80,000, and customers can purchase fully serviced, subdivided, title-ready land with financing of up to TRY 200,000, or monthly payments starting from just TRY 2,000.”
Strong Demand for Land Investments
According to Nef’s research, 92% of people consider land to be the most profitable real estate investment, while over 80% of previous land investors intend to purchase land again.
Timur explained:
“The primary reason is simple: throughout history, land has consistently been the most profitable investment. As of the end of January, the average price of residential-zoned land in Türkiye reached TRY 950 per square meter, representing a 40% increase year-on-year and a 95% increase compared with January 2020. In just two years, prices have nearly doubled on average nationwide, while premium master-planned developments have appreciated even more. For example, prices in our Çanakkale project doubled within only five months.”
He added that this strong appreciation contributed to record demand across the sector. In 2021, non-residential real estate transactions increased by 29.6%, reaching 1.528 million transactions, surpassing residential property sales for the first time.
Making Property Ownership More Accessible
Timur emphasized that both real estate—and especially land—have become increasingly valuable assets.
“Current market conditions indicate that existing real estate should be purchased rather than postponed, while existing property owners should carefully consider before selling. Construction costs continue to push housing prices upward. Against this backdrop, we wanted to create an opportunity for people who currently cannot afford to buy a home.”
He also noted growing demand from urban buyers seeking land that can serve not only as an investment but also as a private retreat or hobby farm.
To date:
- 5,447 customers have purchased land through Nef Arsa
- More than 629,000 square meters have been sold
- Land sales accounted for 12% of Nef’s 2021 revenue
- The company aims to at least double Nef Arsa revenue during 2022
Removing Barriers to Land Investment
Timur noted that land investment has traditionally been viewed as an opportunity reserved for wealthy investors due to factors such as limited market transparency, legal complexity, infrastructure uncertainty, title concerns, zoning issues, and the difficulty of investing with smaller budgets.
To address these challenges, Nef conducts comprehensive technical, legal, and commercial analyses before launching each project.
“Because land investment is one of our core areas of expertise, we provide customers with investment opportunities that have already undergone comprehensive due diligence. This removes much of the uncertainty while making land investment accessible through flexible payment plans and bank financing.”
Revenue Tripled in 2021
Reviewing the company’s financial performance, Timur stated:
- 2020 revenue: TRY 1.052 billion
- 2021 revenue: TRY 3.6 billion
- Revenue increased by more than threefold compared with the previous year.
- 23% of total revenue was generated through Nef Online.
- 12% of revenue came from Nef Arsa land sales.
New Residential Projects on the Way
Nef also confirmed plans to expand its residential portfolio in Türkiye alongside its international developments.
Upcoming projects include new villa developments in:
- Bodrum
- İstanbul
- Konya
The company has delivered more than 8,000 homes over the past four years, including 2,260 residences completed during 2021.
Simultaneous Land Sales in the Physical and Metaverse Worlds
Looking ahead, Erden Timur announced that Nef is developing a concept it describes as a world first.
The company plans to launch future residential projects simultaneously in both the physical world and its own Metaverse ecosystem, allowing customers to purchase land and homes digitally as well as physically.
“Very soon, we will build Nef’s next-generation residential projects within our own Metaverse universe. Alongside physical real estate, customers will also be able to buy and sell virtual land and properties within that digital environment.”
